Mairangi Bay Residence

Sea views are becoming harder to find. When you are lucky enough to find a section that offers views and proximity to beaches, it is obviously important that the house to be built is deserving of such a position. The home, currently under construction on North Shore’s Mairangi Bay, is the result of careful planning and design, to make the most of the ‘rare as hen’s teeth’ section, and to provide the high level range of features and conveniences that the owners demand.

Intelligent Environments Limited were pleased to be asked to design and commission the lighting control and the audio visual system for this residence. Although the home automation relates principally to lighting control, it also incorporates control for the undertile heating and towel rails, operation of gates and garage doors, control of window blinds and garden irrigation.

Intelligent Environments Limited were called in during the planning stages and having created a fully customised home automation design, were able to provide circuit lists, cabling diagrams and connection schedules for the electrical contractor. The home owners have opted for ‘Ocean Mist’ glass fronted Saturn style C-Bus switches throughout, with a touchscreen in the same style, providing schedules and master control. Sensors are to be used in several key areas which will allow for automatic switching of the lights when movement is sensed, and will also ensure lighting is turned off once the area is vacated.

The use of appropriate sensors can contribute hugely to the safety and comfort of a home (no stumbling around in the dark for instance, to find light switches in a corridor), but also if programmed optimally, can achieve significant energy savings.

Project Forrester

This project was for the fit out of a huge scale (4000m2) data processing centre, with a spec to ensure that power can never be lost to the complex, and that back up provisions are provided to ensure this criteria can be met. Two large electrical contracting companies agreed on a joint venture at tendering stage as both realised the project was too large for either to undertake, and neither could afford to commit all their resources. The staff resources of the two companies were split into teams with each team specialising in one installation role.

Intelligent Environments Limited were initially asked to provide pricing at the tender stage, and were then confirmed to undertake the specified requirements for the lighting control aspects of the project.

This 'joint venture' Project Forrester, has just been awarded the etco ECANZ Excellence Award 2010, being the overall winner 'exemplifying excellence in the New Zealand Electrical Industry. Intelligent Environments are proud to have been asked to assist with this well organised, and well resourced project, which was completed within budget and time. Congratulations to the two electrical contracting companies who received the award for this outstanding project.

Holiday Home, Northland

The ‘kiwi bach’ continues to appear on the list of wants for most New Zealand families. These days however, many want to ensure that the ‘sun, sand & sea’ are experienced from a second home that offers the comforts and convenience of the first!

Intelligent Environments Limited have been asked to design and install a home automation system for a brand new holiday home currently under construction in Doubtless Bay.

The house has been cabled with C-Bus Category 5, 4 pair, UTP cable which will enable (with connection to appropriate C-Bus units) scene control of all lighting circuits, control of underfloor heating (timeclocks and schedules), towel rails, hot water and water pump, powerpoint control of ‘beer fridge’ and irrigation control.

The home automation system has been designed to allow for remote control of the home, by the Auckland based owners. Before they commence their long drive North on a Friday, they can access the home automation control system to ensure that when they arrive, the house will be ready to welcome them: dependent on the season, the air conditioning, or heating will have brought the house to desired temperature; the water will have heated to ensure hot showers before bed; exterior lighting will be illuminated on arrival to provide safe pathways of light to the entrance hall; and the wine or beer will be cooled ready to drink!

Carlaw Park

Many of us remember Carlaw Park, legendary home of rugby league in Auckland for many decades, and the venue of many bruising tests fought by the Kiwis, and certainly we were excited to be involved with the freehold commercial development on 1.5 ha of the old 2.9 ha league ground. Believe it or not, 10 years have passed since the last test was played at Carlaw Park, and it has lain derelict for 8 years!

This new development incorporates 10,000 m2 of office space across two linked buildings, 450 m2 of cafes and retail, Quest Hotel Apartments, owner-occupier apartments, and generous car parking.

The buildings have been designed to the New Zealand Green Building Council’s four star rating.

Intelligent Environments Limited were chosen by the electrical contractors to take responsibility for the design and commissioning of the lighting control in various areas of the core buildings, along with solar control of office lighting. The project is nearing completion.

Karaka Residence

This stunning architecturally designed home south of Auckland required an integrated home automation system to control lighting, audio visual, multi-room audio, surround sound, an intercom system, underfloor heating and access control.

Intelligent Environments Limited were involved from an early stage and took an active role in the project management of the various components that would be controlled by the energy management system.

We worked closely with the electrical contractor, overseeing the installation of a total C-Bus cabling network, and AV cabling to provide high definition TV and surround sound to four rooms, plus multi-room audio.

The home owner was keen to retain a co-ordinated look for switchplates throughout the dwelling. To ensure this was achieved, plates for the intercom were custom made to match the Saturn Ocean Mist style of the lighting control system.

Karaka Residence - Home Automation Project

Whitford Residence

This amazing property comprises five bedrooms, two living areas plus media room and games room. The property features floor to ceiling windows in many rooms to take best advantage of the fantastic sea and rural views.

Mt Eden Residence

Intelligent Environments Limited (previously C B U S + E C O Projects) have just completed another successful eBos to C-Bus changeover for a large four level residence in Auckland.

eBos was hailed as the latest technology in its day but is no longer being manufactured. It is now almost impossible to find a programmer willing to work on this system. The good news however, is that much of the existing eBos cabling can be re-utilised with a C-Bus system.

The challenge for tackling a full retrofit is that wiring diagrams and circuit lists are rarely up to date, and a lot of investigative work is necessary in the early stages.

In this particular property, working closely with the client, most of the original wiring has been reconnected, with additional wiring installed where necessary to achieve their requirement to control not just lighting, but also garage doors, gates, alarm and smoke detectors.

The installation of DLTs (dynamic labelling technology) and colour touchscreen has provided more comprehensive and user friendly control for the householder, and they now own a home automation system that is supported by a worldwide manufacturer.

Courier Post

Intelligent Environments Limited were selected by the electrical contractor, to design and program the lighting control system for the warehouse of the huge 19,5000m2 new Courier Post facility in Highbrook. This is one of two projects that are part of the Green Star Industrial PILOT tool trial.

Intelligent Environments Limited are experienced providers of energy efficient solutions and specialise in creating intelligent environments for commercial, industrial and residential buildings.

Although a simple and cost effective solution was required, the necessary design to provide this was fairly complex. The warehouse had been designed with six independent zones, varying in size and shape. The lighting needs of each zone, as specified, were to respond independently.

The final design used a combination of 8 and 12 channel relays, in conjunction with sensors to monitor light levels.

Natural light available from the warehouse’s skylights allow the lighting to be reduced via step switching to allow maximum lighting efficiency. The sensors were programmed to allow for short term changes in natural light (e.g. temporary cloud cover), only initiating the step dimming upwards or downwards, if the change continued beyond the pre-determined limits.

Using a C-Bus control system negated the need for multicore switching and provided the opportunity for centralised control via two touchscreens allowing an infinite range of switching options and clear, user friendly, labelling. Intelligent Environments Limited specialise in high level programming of touchscreens, providing the client with an intuitive interface allowing step by step, easy to understand control.

In addition Intelligent Environments were asked to provide lighting control for the Meeting Room in the separate CourierPost Offices complex.

Fluorescent DSI dimming was installed to assist with AV presentations. DSI controllers were utilised, housed within the office distribution board.
